  • Prepares annual budget for Board approval
  • Collects monthly Contribution Fees from Owners for deposit in separate “trust” accounts.
  • Maintain accounting records and provide monthly financial reports to the Board
  • Attend Board meetings and annual meetings
  • Review insurance mandates with the Board
  • Manages owner and tenant concerns
  • Ensures compliance with rules and regulations as established by the Bylaws of the Condominium Corporation or HOA under Board direction
  • Responds to after- hours emergency calls
  • Consults with the Board to determine standards of housekeeping required in common areas
  • On behalf of the Corporation/HOA, obtain bids, secure bids, contracts and propose third party consultants when required
  • Periodic inspection of common areas
  • Coordinate all common area services required
  • Advise and oversee cosmetic renovations that help maximize revenue
  • Detailed maintenance documentation and regular maintenance visits, upon request
